Foundation, columns, beams, slabs and brick walls are the gray structure stage of a house — the part that gets covered by plaster and paint. Because it can't easily be redone later, we have our engineer check it at every stage, not just at the end.
We can build the gray structure alone if you have your own finishing team, or continue through plaster, electrical/plumbing chasing, flooring and paint as a complete house construction project. Either way, engineer Tajamal Malik reviews steel, concrete mix and curing at each stage — this is not left only to the mason.
We use the cement, steel and brick grades agreed in the contract with the client — we do not substitute cheaper material without telling you. If a client wants to use a specific brand or supplier, we work with that; if not, we recommend material based on what has performed well on our past sites in Lahore's climate and soil conditions.
Gray structure timelines depend on the size of the house, number of floors, and weather (monsoon season slows curing and casting work). We give a realistic schedule in the written contract rather than an attractive number just to win the job — and we tell you as early as possible if something is likely to run over.
